North Shore
The North Shore comprises the municipalities of Lions Bay, West Vancouver (“West Van”), and North Vancouver (“North Van”). These neighborhoods sit at the foot of the North Shore Mountains, a part of the greater Coast Mountain range which spans nearly the whole of coastal BC, all the way up to the state of Alaska. Lions Bay is a tiny village located between Horseshoe Bay and Squamish, just off of Highway 99, and is home to just over 1300 people. The village grew out of a summer cottage community and is situated underneath the towering peaks of “The Lions” (1600 meter twin peaks that are one of the best-loved landmarks of Vancouver). Mountains and waterfront offer an unbeatable combination when considering where to locate.
West Vancouver stretches from the famed Whytecliff Park on the western-most coast of Southern BC just beyond Lion’s Gate Bridge to the east. West Van is considered an affluent area, and is primarily a residential community with a large population of retirees. It is a delightful place to visit, and boasts several public parks and attractions worth seeing.
North Vancouver is two municipalities in one — the City of North Vancouver and the District of North Vancouver — and spans the area from the border with West Van, to the shores of the Indian Arm, an 18-kilometer fjord that extends north from the Burrard Inlet. This area is famous for being a film and television venue, and is considered the center of “Hollywood North.” There are a number of residential communities in North Vancouver, and one of the most delightful is the community of Deep Cove, nestled on the eastern shores of the municipality on the waters of Indian Arm.

Bowen Island
Originally named “Islas de Apodaca” by the Spanish in the 1700’s, Bowen Island was renamed in 1860 after a British naval hero, the Rear Admiral James Bowen. Just 15-minutes from Horseshoe Bay (West Vancouver) by ferry, Bowen Island is home to a small community of around 4,000 people, offering a laid-back country atmosphere with lots of leisure activities. It’s a popular day-trip destination with Vancouverites. The area around the ferry terminal is Snug Cove, and features small town amenities such as a few restaurants, a health food store, a general store, and other shops.

The Downtown
Downtown Vancouver is the glittering heart of the city, splendid with its sparkling steel and glass skyscrapers, both heritage and modern architecture, and urban flair. Entertainment, fine dining and shopping abound on this small yet magnificent peninsula housing the entire downtown core. The length and breadth can easily be walked, making it convenient to travel into the downtown by SkyTrain or bus, and eliminating the need to hunt for that ever-elusive available parking spot. With its diverse neighborhoods, the downtown incorporates a multitude of styles and ways of living.
The Westend is popular with retirees and young singles/families alike, with its more laid-back atmosphere, green spaces, and heritage houses and rentals are readily available, although in high demand. Yaletown is an urban metropolis of glass high-rise condos and magnificent views of the southern part of the city. Situated on the shores of False Creek, Yaletown manages to incorporate green and recreational spaces, and has its own marina.
Across the city, on the eastern side, Coal Harbour is the ultra-lux section of the downtown. Here, the condos incorporate world-class style, along with breathtaking views of the North Shore Mountains and the Burrard Inlet. On the southeastern edge of the downtown, Gastown is the original historic center of the city.

Westside
The Westside spans the area from UBC in the west to Mount Pleasant in the east, and from South Vancouver to West Point Grey and Kits at the top of the Lower Mainland. Westside Vancouver encompasses the neighborhoods of West Point Grey, Kitsilano, Fairview, Dunbar-Southlands, Arbutus Ridge, Shaughnessy, South Granville, South Cambie, Kerrisdale, Oakridge, Marpole, Riley Park — Little Mountain, and Mount Pleasant (both on the dividing line between east and west).
This part of the city has an abundance of green parks and spaces, including some of the largest and most well known parks in the region such as Pacific Spirit Regional Park, Queen Elizabeth Park, and the VanDusen Botanical Gardens. Many of the city’s scenic beaches are located on this side of town, with Wreck Beach at UBC, Spanish Banks, Locarno Beach, Jericho Beach, and Kits Beach along the Burrard Inlet. The Westside is considered a more genteel, affluent part of Vancouver, with old, well-established families ensconced in certain Westside neighborhoods. Still, there are plenty of houses and condos for sale, if one can swing the hefty price tags (some of the most expensive real estate in the city).
If not, renting is a viable option and there are lots of suites for rent here and there. The more affordable neighborhoods are: Kits, Oakridge, Marpole, Riley Park — Little Mountain, and Mount Pleasant. It may be worthwhile to have a look around at the other neighborhoods, but chances are you may be more likely to find affordable and available housing in the aforementioned neighborhoods.

East Van
East Vancouver, or “East Van,” as it is known by the locals, makes up the other half of the city of Vancouver. Everything east of Ontario Street is considered East Van. Both Mount Pleasant and Little Mountain — Riley Park straddle the line. The neighborhoods of East Vancouver are: the DTES (the downtown eastside), Strathcona, Mount Pleasant, Little Mountain — Riley Park, Sunset, Grandview — Woodland, Commercial Drive, Kensington — Cedar Cottage, Victoria — Fraserview, Hastings — Sunrise, Renfrew — Collingwood, and Killarney.
The eastern part of the city is also the most colourful part, with a strong ethnic influence melding into a true confluence of cultures and traditions. East Van is the home of Chinatown, Little India, Commercial Drive, small pockets of Italian enclaves, and more. This is the part of Vancouver where you might feel you have suddenly stepped into a different country. But that is part of the charm. There are many houses, suites, and condos for rent on this side of town, and it is a family-oriented area, for the most part (with perhaps the exception of the DTES and Chinatown). Housing is far cheaper in East Van; here it is quite possible to procure a two-bedroom suite or condo for under or around $1000.
There is a large “city of condos” near Joyce SkyTrain Station, in the Renfrew — Collingwood neighborhood, and this is an ideal family area, with green spaces and parks, newish condos (rentals available) at affordable prices (affordable in the Vancouver sense), a family atmosphere, and easy access to the rest of the city via the SkyTrain. If you prefer to live in a character or heritage home, the area around Commercial Drive is ideal, but be prepared for higher prices and a neo-hippy flavour to your surroundings. If funk is your thing, this area would be ideal. Each neighborhood has its own style and ethnic flavour, thus, there is likely to be an area that suits both your taste and your budget.

Burnaby
Boundary Road marks the dividing line between Vancouver and Burnaby, and everything to the east of Boundary is the city of Burnaby (until you travel far east enough to reach the city of Coquitlam). Burnaby has evolved from a primarily agricultural community to a suburban dormitory community to the densely populated urban center it is today. Just five years ago those unable to afford Vancouver real estate prices bought in Burnaby, but today, real estate prices are fast approaching and in some cases surpassing, those of Vancouver. The average detached home sells for over $700,000 in Burnaby, and the average condo for over $300,000. Still, the average rental is less expensive than the equivalent in Vancouver, and there is lots of rental housing available.
Metrotown is, in some ways, the hub of the area, housing the largest mall in BC and an entertainment complex, together spanning 3 city blocks, but there are many green spaces as well, and two freshwater lakes (Deer Lake and Burnaby Lake), making Burnaby a good place to raise a family.

New Westminster
The oldest city in Western Canada and the original capital of BC, New West (as the locals say) has both historical charm and modern urbanity. Located on the Fraser River, the waterfront at New Westminster Quay is a popular attraction for residents and visitors alike. The neighborhoods making up New West are: the Downtown, Uptown, Queensboro, Queen’s Park, West End, and Sapperton. Real estate is less expensive still in New West, yet the average detached house price is in the $500,000 range and the average condo more than $287,000. Rentals are typically available, and the average price for a two-bedroom condo is over $1000. The city’s proximity to the river lends plenty of charm to the area, and it is connected to the rest of Metro Vancouver by SkyTrain, making it accessible and conveniently located.

Tri-Cities
The Tri-Cities area comprises the cities of Coquitlam, Port Moody, and Port Coquitlam (known as “Poco” by locals), and the villages of Anmore and Belcarra, and lies to the east of Burnaby, spanning the area from North Road to the Pitt River in the east. The cities of the Tri-Cities region are primarily bedroom communities, with the vast majority of inhabitants commuting to Burnaby or Vancouver to work. The area is full of natural delights with mountains, rivers, green spaces and provincial parks, and more.
The neighborhoods of Coquitlam are: Maillardville, Fraser River, Austin Heights, Riverview Heights, Westwood Plateau, and Burke Mountain. Port Moody neighborhoods include: Barber Street, College Park, Eagle Point, Glenayre, Heritage Mountain, Heritage Woods, Ioco, Klahanie, Mountain Meadows, Newport Village, North Shore, Pleasantside, and Port Moody Centre. Port Coquitlam neighborhoods include: Birchland Manor, Central Port Coquitlam, Citadel, Citadel Heights, Glenwood, Lincoln Park, Mary Hill, Northside, Oxford Heights, Riverwood, Sun Valley, and Woodland Acres.
In the past, the trend was to move out of Vancouver to Port Moody or one of the cities/villages of the area because housing was much more affordable, and for the price of a tiny condo in Vancouver, one could buy or build a magnificent 4 bedroom detached house. Nowadays, real estate prices in this area are catching up with the rest of Metro Vancouver. Still, housing is more affordable in this part, but it likely will not stay that way for long. Pitt Meadows
Pitt Meadows, the “Gateway to the Fraser Valley,” is a city surrounded by natural beauty — the Fraser River to the south, Pitt River to the west, and the majestic Golden Ears Mountains and Pitt Lake to the north — and offers a country-like atmosphere with its quiet streets and friendly communities. Because it is located about 45-minutes away from Vancouver, housing is more affordable and life tends to be lived at a less-frenetic pace. Still, the area is well-connected to the rest of Metro Vancouver by public transit and the Lougheed Highway (Highway 7), and offers everything in the way of modern conveniences and shopping.
The West Coast Express (commuter train service) takes about 40 minutes from Waterfront Station in downtown Vancouver and it takes 45 minutes to one hour traveling by car from Vancouver. Bus service offered by Coast Mountain Bus Company is also available. The neighborhoods of Pitt Meadows are: North Lougheed, Meadowvale, Park Road West, Somerset, Meadowtown, Highland Park, Mitchell Park, South Harris, Davie Jones, Meadow Highlands, South Blakely, Wildwood, and South Bonson. Over 93% of the population is of Anglo or European descent, with the remaining 7% of the population of Asian or First Nations descent. There are many parks and green spaces in Pitt Meadows, and a system of river dykes provides plenty of opportunity for nature walks.
Because Pitt Meadows is primarily a bedroom community, there isn’t much industry to speak of, and because 86% of the land lies within the bounds of the provincial Agricultural Land Reserve (part of the collection of land in BC where the priority use of the land is agricultural), much of the land is made up of farms and green spaces. A small amount of rental housing (about 30% of the market) is available in Pitt Meadows, but you’ll find many more rentals in neighboring Maple Ridge (see below), where you’ll also find many more opportunities for shopping and dining out.

Maple Ridge
Neighboring community to Pitt Meadows, Maple Ridge lies on the northeastern-most edge of Metro Vancouver, with the Fraser River bounding it on the south and the Golden Ears Mountains on the north. Maple Ridge is British Columbia’s 6th oldest municipality and, much like Pitt Meadows, is known for a more rural and laid-back lifestyle. Forestry is a major industry in the area as is agriculture (berry farms, nurseries, horse breeding).
To the east lies the Fraser Valley, also part of the Agricultural Land Reserve, where farming brings in over half of British Columbia’s annual revenue from agriculture. Maple Ridge offers many leisure activities and is known as the horseback riding capital of British Columbia. Getting there is made easy with the West Coast Express commuter train service, regular Coast Mountain Bus service, and Highway 7. Both Pitt Meadows and Maple Ridge are connected to Surrey/Langley via TransLink’s new Golden Ears Bridge. Maple Ridge is a fast-growing community, much like Pitt Meadows and the Tri-Cities area, and the population is predicted to hit over 100,000 by 2031.
As of 2011, the population is just over 68,000. New housing is being planned to meet this projected growth. Rental housing is more readily available in Maple Ridge than in Pitt Meadows, as it is a larger community. Richmond
A city of islands set in a river delta (Fraser River), Richmond is home to a thriving population largely made up of immigrants (over half the population is of Asian descent), the YVR airport, and is an important link between Vancouver and the Ferry and Industrial ports of the Delta region, as well as linking Vancouver with the U.S. border. The neighborhoods of Richmond are: Sea Island (location of YVR and incorporating the community of Burkeville), Bridgeport, East Richmond, Hamilton, West Cambie, East Cambie, Thompson, City Centre, Seafair, Blundell, Broadmoor, Shellmont, Fraser Lands, Steveston, Gilmore, and South Arm Islands.
Richmond is not primarily a bedroom community, as it has its own industry, business, and retail outlets, making it a city in its own right. Most of Richmond’s neighborhoods have plenty of family housing and green spaces/parks, and housing is far less expensive than in Vancouver or Burnaby. Rentals are readily available. Because Richmond sits on a river delta, its land is extremely fertile and supports large expanses of farmland. Fresh produce is available directly from the farms (U-Pick available), and fresh-cut or U-cut Christmas trees are available beginning in late November. Steveston is Richmond’s fishing village, possessing quaint charm and historical character.

Delta
Delta lies directly underneath Richmond and shares a small border with the U.S. at Point Roberts. Home to around 100,000 people, Delta is a land of farms, wineries, diverse communities, and even a semi-urban landscape in North Delta. Tsawwassen, home to the ferry terminal and shipping port, along with Ladner and North Delta, are the three major communities of the area. To the average visitor, Delta may seem a somewhat disjointed community as it doesn’t have a communal town centre as such, but residents claim a genuine feeling of community, bolstered by various festivals and annual happenings, such as the Tour de Delta (large annual cycling race).
Delta is a great place to bird-watch, with the George C. Reifel Migratory Bird Sanctuary, and eco-resources such as Burns Bog. With outlets to both the Fraser River and the Strait of Georgia, Delta is a unique municipality and has much to offer both in terms of residence and tourism. The Village of Ladner is located in southern Delta on the banks of the Fraser River, and was originally a fishing village, but is now mostly residential. The Village of Tsawwassen is located on the opposite side of southern Delta on the Strait of Georgia and is residential, but is also the only point of access to the U.S. town of Point Roberts. BC Ferries’ Tsawwassen Ferry Terminal is nearby, as is Robert Banks Superport. Rentals are sometimes available in Delta, and there are plenty of shopping opportunities in both Ladner and Tsawwassen.

Surrey
Surrey is a densely populated city lying to the southeast of the city of Vancouver, bounded by the Fraser River to the north and the U.S. border to the south. The city has a large immigrant population, but its diversity is evident in the readily-apparent fusion of many different cultures and traditions. Surrey is vast; the major areas are: Whalley, Guilford, Fleetwood, Newton, Cloverdale, and South Surrey.

Housing in Surrey is the least expensive of all major municipalities of Metro Vancouver (excepting perhaps some of the easternmost municipalities not mentioned here, and South Surrey/ White Rock is not included as it is an affluent area), and thus, attracts many families and people with more limited means. It is still possible to buy a one-bedroom condo for under $150,000 (junior one-bedroom). Unfortunately Surrey’s reputation has been tarnished in the past by gang violence and a high incidence of vehicle theft, but today Surrey is one of the most up and coming areas in all of Metro Vancouver. Gang violence has diminished, and new housing developments have sprung up everywhere, attracting people and money to the area.
